When you're hiring someone to remodel or build, you'll run into two very different models: the traditional "design-bid-build" approach, and "design-build." The difference isn't just jargon — it changes who's accountable, how surprises get handled, and how much you pay.

The traditional way: two separate teams

In the traditional model, you hire an architect or designer to draw the plans, then take those plans out to contractors to bid on. It works, but it has a built-in gap: the people who designed the project aren't the ones building it. When something in the design turns out to be impractical or over budget, you're often the one stuck in the middle, mediating between two companies who each point at the other.

Design-build: one accountable team

In design-build, a single team handles design, permitting, and construction. That means the person drawing your addition is talking to the person who will frame it from day one. Constructability and budget are baked into the design instead of discovered after bidding.
